With all the amount of different materials out there, it can be a challenge to figure out what will work the best for you. There are many cheap materials out there but these also tend to be cheap in quality. Labour is a big part of the cost of a job so why waste money by paying someone to apply cheap materials that won't last long? Asphalt and asphalt maintenance.

Asphalt is a flexible porous material basically made by heating aggregate and bitulithic oil together, which when finished is known as Hot Mix Asphalt. This Hot Mix Asphalt is then paved, usually at 2" thick, upon a sound base of gravel. As long as the bitulithic oil remains, the Asphalt will remain flexible. But asphalt is susceptible to many threats including other types of oils, fuels such as gasoline and diesel, oxidization from the sunlight, erosion from rain and the freeze / thaw cycle during the winter months.

As the asphalt loses it's bitulithic oil content it starts to dry out and thus becomes less flexible which then leads to cracking. During the winter months these cracks are gradually made wider by moisture that expands and contracts as it freezes and thaws. It is through these cracks that water from the surface finds it's way down and starts to erode the gravel base. As the base is softened the asphalt no longer has a solid foundation to sit on. And because the asphalt is less flexible than when new, cracks soon turn into multiple cracks commonly referred to as alligatoring or chicken wire, which in turn then become potholes. This whole process is intensified and accelerated by traffic from vehicles.

The solution to preventing the loss of the bitulithic oil is to Sealcoat the asphalt with a decent non-slip asphalt sealer using the proper methods. This will lock in the bitulithic oils and greatly decrease the possibility of cracking as shown in the illustration above. Our Emulsion Sealer contains slate ash (basically finely crushed gravel) which is good news for older asphalt as the slate ash fills in small voids and surface cracks while providing a non-slip surface.

If you are faced with cracks and or potholes in your current asphalt then the solution is to repair the pot holes using new Hot Mix Asphalt and seal up the cracks using a commercial grade Hot Pour Rubber.

Sealing the cracks with a flexible material such as Hot Pour Rubber means that as the cracks expand and contract the rubber will stretch without breaking therefore keeping the moisture out. Fixing any potholes with Hot Mix Asphalt means that the patch will last many years. Hot Mix Asphalt and Hot Pour Rubber are far superior to cold mix asphalt and acrylic crack sealers that can be purchased in your local home improvement centres, not just because of the material itself but also because of the application process.
